The New GST Rebate Could Save First-Time Buyers Up to $50,000. Here's What You Need to Know.


Can first-time home buyers in Central Alberta get a GST rebate on new construction?


Yes. As of March 12, 2026, Bill C-4 is law. First-time buyers purchasing a newly built home in Red Deer, Sylvan Lake, Blackfalds, Lacombe, or anywhere in Central Alberta can now recover up to 100% of the federal GST on homes valued up to $1 million, with savings of up to $50,000.


Most Buyers Are Making Decisions With Outdated Math


Here's what most first-time buyers believe: new construction is more expensive than resale. For a long time, that was mostly true. So what happens? Most buyers don't even consider new builds. They write them off without running the numbers.


The truth is, the math just changed. And if you're still comparing new versus resale using the old numbers, you could be making a decision that costs you tens of thousands of dollars.


What the Old System Looked Like


For years, Canada had a federal GST rebate on new homes. If you bought under $350,000, you could get back up to 36% of the GST you paid, capped at $6,300. Between $350,000 and $450,000, that rebate phased out. Above $450,000, you got nothing.


Here in Central Alberta, you could still find new construction in that range for a while. But as prices climbed, fewer and fewer homes qualified. The program still existed on paper, but it stopped mattering in the real world.


And here's the part most people missed: in many cases, builders structured pricing with the rebate assigned back to themselves. Buyers never actually saw that money. It was already baked into the price.


How the New Rebate Changes Everything


The new first-time home buyers' GST/HST rebate doesn't just tweak the old system. It completely shifts the scale.


Canada's new government is eliminating the GST for first-time home buyers on new homes up to $1 million and reducing it on homes between $1 million and $1.5 million. Bill C-4 became law on March 12, 2026, and the CRA is now accepting applications.


Let's walk through a real scenario. You're looking at two options:


A resale home at $500,000. No GST. What you see is what you pay.


A new build at $500,000. Plus 5% GST, that's $525,000.


Most buyers stop right there. The new build looks $25,000 more expensive. But under the new rebate, if you qualify, that $25,000 comes back to you. So you're not comparing $500,000 to $525,000. You're comparing $500,000 to $500,000. Two completely different decisions.


Four Big Questions Builders and Buyers Are Asking


Who gets the rebate? Under the old system, the rebate usually flowed back to the builder. Now, the rebate can go directly to the buyer. Builders can credit the rebate at closing, or buyers can apply directly to the CRA after the fact.


How do builders price homes now? This is actively changing. Some builders are switching to "plus GST" pricing. Others are keeping their old model. There's no consistent answer yet across Central Alberta.


What do lenders do with this? If a buyer pays GST at closing and gets it back later, lenders need to figure out how they view that transaction. This piece is still catching up.


What are the eligibility rules? You can't have owned a home (or had a spouse who owned one) in the year of purchase or the previous four calendar years. The home must be newly built, it must be your primary residence, and you must be the first occupant.


The Window Won't Stay Open Like This


Right now, there's a gap. Builders are still adjusting pricing. Lenders are still clarifying their processes. A lot of Realtors aren't even bringing this up in conversations yet.


That gap is where the opportunity lives. Once everyone catches up, once pricing adjusts, and once this becomes common knowledge, the advantage levels out. Knowledge is your superpower, and this is one of those moments where understanding the numbers before everyone else makes a real difference.


FAQ


Does this rebate apply to resale homes in Central Alberta?


No. The rebate only applies to newly constructed or substantially renovated homes. Resale properties are not subject to GST, so no rebate applies.


Can I combine this with other rebates?


Yes. The first-time home buyers' GST/HST rebate acts as a top-up to the existing GST/HST new housing rebate where both apply.


What if I already signed a purchase agreement?


The rebate applies to agreements of purchase and sale entered into on or after March 20, 2025. If you signed before that date, the new rebate does not apply, though the existing rebate (up to $6,300) may still be available.
